Community spotlight: Ballantyne Meadows


Ballantyne Meadows is the perfect affordable option for families wanting a single-family home in the popular Ballantyne Country Club area without country club prices!

The small community of 212 homes is located just west of the intersection of Ballantyne Commons Parkway and Johnston Road before reaching Lancaster Highway.

The neighborhood is just minutes from Ballantyne Village as well as Ballantyne Corporate Park and the I-485 loop. There are numerous shopping and dining destinations just outside the neighborhood. SouthPark and Uptown are both less than 30 minutes away for commuting or an evening out on the town!

Ballantyne Meadows was built in the late 1990s to early 2000s and is divided into two styles of single-family homes. At the front of the community are two-story homes on smaller lots that are great for busy families that want less yard work but still want a detached home.

The back of the community are larger single-family homes with bigger lots, ideal for people wanting more yard space for gardening or the family dog.

The homes with less yard space typically sell in the $200,000s, while the other homes are in the mid-$300,000s to early $400,000s. Home sizes range from approximately 1,500 square feet to nearly 4,000 square feet.

Twenty-three homes sold in the popular South Charlotte neighborhood during the last 12 months. The average sales price for those properties was $279,584 and $132.11. Sales averaged 97.5% of list price.

Sales prices ranged from $217,000 to $420,000.

Currently, there are 2 properties listed for sale in Ballantyne Meadows. Both homes are less than 2,000 square feet in size and are listed for $225,000 and $249,000. Only one is under contract as of Dec. 25.

Given sales data for the last 12-month period, homes sell at a rate of approximately 2 homes per month. Ballantyne Meadows currently has about a month of inventory. Charlotte has 3 months of inventory.

Ballantyne Meadows is currently zoned for Endhaven Elementary School, Community House Middle School and South Mecklenburg High School.
