Life in quiet, mature Quail Acres

Quail Acres in South Charlotte is a smaller, mature enclave of homes tucked away off Ballantyne Commons Parkway near Raintree.

Begun in 1979, Quail Acres has only 144 homes and is surrounded on the back side by the Raintree golf course. There is a small pond within the neighborhood with a walking trail around it.

Being an older neighborhood, there are not resort-style amenities like some newer communities. The location, however, is central to South Charlotte's many nearby parks, playgrounds, YMCAs and country clubs.

I-485 access is very convenient from both Providence and Rea roads. The neighborhood is not far from Ballantyne, Weddington, Carolina Place and the Arboretum for shopping and dining. SouthPark is only 20 minutes away, and a commute Uptown is 45 minutes north on Providence Road.

Quail Acres is made up of cul de sac streets and lots are a little larger than average subdivision lots at about half of an acre. There are also smaller lots if you desire less outdoor maintenance.

There are many renovated homes, but there are also some great homes in need of updating for a chance to customize and modernize the interiors. Many of the homes fall somewhere between 2,000 square feet and 3,000 square feet.

Currently, there are 5 homes listed for sale in Quail Acres. Two are under contract as of July 13. List prices range from $299,900 to $350,000.

A total of 10 homes sold in Quail Acres during the last 12 months for an average sales price of $337,800 and nearly $126 per square foot. Sales prices ranged from $285,000 to $460,000. Sales averaged nearly 100% of list price, with one sale closing at 115% of list price.

The neighborhood and entire South Charlotte are is desirable and quickly growing. Mature lots, home diversity and lower HOA fees make older neighborhoods like Quail Acres desirable destinations.

Quail Acres is currently zoned for CMS's McAlpine Elementary School; J.M. Robinson Middle School, which is just across Ballantyne Commons Parkway; and Providence High School.
