Find peace, tranquility in Waxhaw's Quellin

You might forget how close you are to big city amenities when you settle into a more rural lifestyle in Waxhaw's Quellin neighborhood.

The residential community is located between Waxhaw-Marvin and Providence roads just north of downtown Waxhaw.

All of your daily necessities are just a few minutes away at Kensington Drive and Providence Road, where there is a Lowe's, Wal-Mart and Harris Teeter.

It's a quick 15-minute drive into Ballantyne and about 35 minutes to Uptown Charlotte without traffic.

Quellin, which was built in the early 2000s, is adjacent to the popular Cureton neighborhood.

Residents of the 260-home neighborhood can enjoy many amenities, including a large pool and small children's splash pool, playground, basketball hoop and pond with walking trails. Quellin residents can also take advantage of the beautiful Residents' Club adjacent to the pool.

Quellin homes are on the larger side, ranging from 2,500 square feet to more than 5,000 square feet. Many homes are full brick veneer or fiber cement siding and most have 2-3 car side-load garages.

An average of 1 home sold per month during the last year in Quellin at an average sale price of $377,223 and $103 per square foot.

Sales prices for the 12 homes sold ranged from $284,000 to $499,900 and averaged 97.4% of list price.

Currently, there are 14 homes listed for sale in Quellin. Only 4 homes are under contract as of July 6. List prices range from $329,000 to $559,900.

Nearby Anklin Forrest, which is just across the street from Quellin, is in roughly the same price point but has more than twice the inventory of Quellin. As of July 6, Union County has 6 months of inventory, which represents a balanced market where neither the buyer or seller has the advantage.

Children living in Quellin currently attend Union County's Kensington Elementary School and Cutherbertson Middle and High schools.
