Ardrey adds Charleston touch to South Charlotte

If you love Charleston or simply appreciate attention to detail in a home then Ballantyne's Ardrey neighborhood is just for you with its homes reminiscent of the historic American architecture seen in Charleston like double decker front porches and 3-story narrow homes.

The 349-home Ballantyne community is located off Ardrey Kell Road between Marvin and Rea roads. Its fantastic South Charlotte central location is close to Ballantyne Village, Blakeney and Stonecrest.

A trip Uptown for work or play is made easier by convenient access to I-485 at Rea or Johnston roads. Rea Road to Colony Road also brings you to the heart of SouthPark in less than 25 minutes. Shopping, dining, entertainment and 2 YMCA locations - Ballantyne Village and Morrison Family YMCA - are right down the street!

The Cunnane Group built the neighborhood in the early 2000s with nature and lifestyle in mind. Ardrey has 53 acres of open common space, a dog park, playground, 12 named parks and a 35-acre nature preserve. Ardrey was the city's first "tree-save" community so many of the land's mature trees remain on the property. In addition, the neighborhood has a community pool and clubhouse for resident use.

Homes in Ardrey are on the larger side at more than 3,000 square feet. Unlike Charleston, however, all these homes have attached garages.

Thirty homes sold in Ardrey during the last 12 months for an average sale price of $480.270 and just under $155 per square foot. Sales prices averaged 98.8% of list price.

Currently, there are 11 homes on the market in Ardrey, only 5 of which are under contract as of April 25.

An average of about 2.5 homes sell each month in Ardrey, making the current inventory about 4.4 months. That is right on par with Charlotte and Mecklenburg County, which each has more than 4 months inventory.

The highest and lowest prices of homes sold in Ardrey during the last 12 months were $545,000 and $369,000, respectively.

Ardrey is zoned for Elon Park Elementary School, Community House Middle School and Ardrey Kell High School. All of the schools are less than a mile from the neighborhood, which is another reason to love living in Ardrey!
