Piper Glen: A golf lover's paradise


South Charlotte's Piper Glen neighborhood is one of the area's most popular and largest community of single-family homes, townhomes and condominiums.

Located off Rea and Pineville-Matthews roads, the golf course community extends east toward the Raintree community and south toward I-485.

The large neighborhood is centered around the beautiful Tournament Players Club (TPC) and its Arnold Palmer-designed championship golf course, a premier destination for golf lover's from all over the world.

Piper Glen is in a great, central location with easy access to Rea Road for shopping and dining at Stonecrest, Shops at Piper Glen, Blakeney, Ballantyne Village and the Arboretum. Rea and Colony roads lead right into the heart of SouthPark for some of the city's best shopping! And a commute or trip Uptown is convenient via interstates or back roads.

There are 6 different levels of membership to the TPC, which offers a host of amenities such as a 10-acre golf practice facility, full-service locker rooms, a 35,000-square-foot clubhouse with casual and fine dining, 8 lighted clay tennis courts and a Junior Olympic swimming pool.

There is no shortage of activity around the TPC in Piper Glen.

Living in Piper Glen comes with just as many choices - single-family homes, condominiums and townhomes. The single-family homes are priced anywhere from the $400,000s to well over $2 million.

The custom homes within Piper Glen are varied in architecture, style, lot and home size.

Piper Glen is separated into 12 sub-neighborhoods, each with different guidelines, convenants and architectural style. Here is a quick guide to Piper Glen's neighborhoods.

Glynmoor Lakes: Here you will find estate homes on large, well-manicured lots with lake and golf course views. It is a short walk from the Four Mile Creek Greenway, Trader Joe's, Starbucks and other specialty shops and restaurants.

Greenhurst: This 56-unit condominium community has its own separate gated entrance. Each of the 14 buildings has 4 condominiums. All of the exterior building maintenance and ground maintenance apart from private patios is handled by the HOA.

Inverness: The neighborhood is comprised of 75 brick and stucco homes ranging in size from 3,500 square feet to 4,500 square feet. There are 13 golf course homes. With only 1 entry/exit point, there is no through traffic.

Keswick: This is a townhome community located within Glynmoor Lakes. The 36 residences in Keswick range from 2,500 square feet to more than 3,800 heated square feet. They have open floor plans, vaulted ceilings, glass sunrooms and formal living and dining rooms. Each has its own private patio.

Linkside Village: This neighborhood of 29 single-family homes has smaller lots. All of the homes are located on Linkside Court, a cul de sac street. There is a common area pond and gazebo.

Old Course: is made up of 31 estate homes, one-third of which have golf course views. These homes are carved into a heavily-wooded area of the development.

Old St. Andrews: is one of the largest neighborhoods in Piper Glen with 275 custom homes.

Stuart's Isle: is one of the smallest neighborhoods with just 18 large, estate homes. All homes in Stuart's Isle have views of either the 13th, 14th or 15th holes on the golf course and on one street with only one entry/exit point.

The Enclave: 23 custom homes with just fewer than half overlooking the 10th fairway. Common area and home lawn maintenance is handled by the HOA.

The Estates is a collection of luxury estate homes with lake and golf course views.

The Greens is a gated enclave of 18 single-family homes, several of which overlook the 12th hole. Lawn maintenance is handled by the HOA.

The Ninth is a collection of 22 stone and shake-sided, three-story townhomes overlooking the toughest hole on the course, which as the name suggests is the 9th. Most of the townhomes have large decks and two-car garages.

Currently, there are 31 single-family homes for sale in Piper Glen, 11 of which are under contract as of March 29.

Homes listed are priced from $2.5 million for a 5-bedroom, 6,700-square-foot estate home with pool and tennis court on 2.5 acres to $484,900 for a 5-bedroom, 3,200-square-foot home on 0.33 of an acre.

For the last 12 months, the average sales price for a home in Piper Glen is $606,482 and $149 per square foot. Homes sold for an average of 96% of list price.

Thirty-four homes sold in the last year for an average of 2.8 homes sold per month. That puts the current inventory for the neighborhood at about 10 months, which is well above Charlotte and Mecklenburg County's 4 months each.

The neighborhood is zoned for McAlpine Elementary School, South Charlotte Middle School and South Mecklenburg High School.
