Thornhill: Home in the heart of Ballantyne


Located in the middle of Ballantyne is the mature Thornhill neighborhood, which was built before most of Ballantyne was developed.

The neighborhood is tucked between Stonecrest Shopping Center and the Golf Club at Ballantyne just off of Ballantyne Commons Parkway.

It is within walking distance of Stonecrest, Camfield Corners and Ballantyne Village. Its location can't be beat! Most of Charlotte's destinations can be reached in 30-40 minutes from Thornhill, with I-485 access at Rea and Johnston roads equally accessible.

The community has a very active homeowners association and various clubs and activities. Amenities include a pool, pavilion with picnic area, tennis courts, walking trails and playground.

Twenty-two acre Big Rock Nature Preserve is also located inside the neighborhood off of Elm Street. As the park's name implies, its main attraction are large granite formations. Even though its access point is inside Thornhill, the park is maintained by Charlotte Mecklenburg Parks and Recreation.

Built in the late 1980s to mid-1990s, homes in Thornhill range from 1,500 to 4,000 square feet and usually sell from high $100,000s to the $400,000s. Approximately 500 single-family homes make up the neighborhood.

An average of 3.6 homes sell per month in Thornhill. Currently, there are 7 homes on the market, which is about 2 months of inventory for the neighborhood. All but one of the homes is under contract. Market inventory for Charlotte and Mecklenburg County as a whole is about 3.5 months.

The average Thornhill sales price during the last 12 months is $316,300. Expect to pay approximately $125 per square foot for a home in the neighborhood.

The approximately 43 homes that sold in Thornhill over the last 12 months averaged 98% of list price. The highest and lowest sold prices were $432,500 and $189,000, respectively. While built in the same year, the lowest price home sold was a single-story ranch of about 1,400 square feet, while the most expensive home sold was an all-brick home of more than 4,200 square feet.
