Market spotlight: The Reserve


The Reserve in Waxhaw is one of the area's most popular neighborhoods and for good reason.

The 340-community is located off New Town Road and is convenient to Stonecrest, Promenade on Providence, Blakeney and the Ballantyne area. Commuting to Uptown is relatively easy from Marvin to Johnston roads and then I-485 or Park Road.

Built out in the early 2000s by Centex Homes, The Reserve has home styles and price points to suit just about everyone. There are 3 distinct subsections in the neighborhood. Overall, prices range from mid $200,000s to high $400,000s.

Homes are either full brick veneer or a mix of brick veneer and vinyl trim. There are many 4 or 5 bedrooms floor plans with approximately 2,000 to 4,000 square feet of living space.

Neighborhood amenities include a clubhouse, community pool and waterpark and playground. Schools assigned to the neighborhood are Sandy Ridge Elementary School and Marvin Ridge middle and high schools.

An average of 1.3 homes sell per month in The Reserve. Currently, there are 4 homes on the market, which puts inventory at about 3 months. The average months inventory for all of Waxhaw and Union County is 4.8 months and 4.6 months, respectively.

Sixteen homes sold during the last 12 months for an average price of $388,869. Buyers can expect to pay $120 to $130 per square foot for a home in The Reserve.

The highest and lowest prices of homes sold during the last year were $475,000 for a 5 bed room, 5 bathroom home and $272,900 for 4 bedroom, 2 bath home. Homes sold for an average of 97.8% of list price in the last year.
