A look at Waxhaw's Cureton mixed-use neighborhood


The beautiful mixed-used Cureton neighborhood in Waxhaw offers homeowners the best of both worlds - lower population density of Union County (N.C.) and still convenient to the South Charlotte/Ballantyne area and interstate access.

Begun in 2005, Cureton is located off Providence Road north of quaint downtown Waxhaw, which is only 4 miles away. The neighborhood is nestled between Providence and Waxhaw-Marvin roads.

Everyday amenities are right across the street with Lowe's, Wal-Mart and a Carolinas HealthCare emergency care branch right outside the residential area of Cureton.

Ballantyne Commons Parkway and I-485 access is only 8 miles north on Providence Road. Ballantyne Center is only 9.5 miles away. A trip to the SouthPark area is 16 miles, while the Uptown area is 27 miles or roughly 40 minutes without traffic.

Master-planned Cureton is built on 380 acres of land and includes nearly a half million square feet of retail space, 60,000 square feet of office space, single-family homes and townhomes.

The neighborhood amenities include a pool with water slide, clubhouse, fitness center, bocce ball court, playground and walking trails.

Cureton's list of builders include some of the area's most well known, such as Ryland, Ryan, M/I Homes, The Cunnane Group and Standard Pacific Homes (now CalAtlantic).

Current phases are being built by Meritage and Classica. (June 2016)

Home sizes in Cureton range from around 2,200 square feet to more than 7,000 square feet. Prices vary for resale and new construction homes. During the last 12 months, sales prices have ranged from $260,000 for a 2,300-square-foot ranch built in 2005 to $1,126,952 for a pre-construction home proposed to be more than 7,000 square feet.

A total of 54 properties sold in Cureton during the last 12 months, which averages out to approximately 4.5 homes sold per month. Sales were a mix of new construction and resale properties.

The average sales price for those 54 homes was $413,065 and $118 per square foot. Sales averaged approximately 98% of list price.

There are currently 37 Cureton properties listed for sale as of June 11. Twenty-seven of the properties are resale. Thirteen of the 37 are under contract as of June 11.

List prices range from $285,000 to $800,000.

Cureton is zoned for Union County's Kensington Elementary School and Cuthbertson Middle and High schools.
